Why Virginia Property Managers Work With EG Contracting Services

You already know that managing a rental property means dealing with a lot of moving parts. Maintenance requests, turnovers, trying to minimize vacancy time while still getting the place ready for the next tenant. And somewhere in all of that, you need to make sure the property actually looks good enough to rent quickly and at the rate you need.

Fresh paint is one of those things that tenants and potential renters notice right away. Walk into a rental with scuffed walls, touch-up spots that don’t quite match, or that dingy look that comes from years of wear, and it feels tired. Walk into a place with clean, freshly painted walls in neutral colors, and it feels cared for. That matters when someone’s deciding between your property and three others they saw this week.

We work with landlords and property managers across Northern Virginia who need painting done right, done quickly, and done at a price that makes sense for a rental. We understand the timeline pressures you’re under. We know you can’t have a unit sitting empty for two weeks while we take our time. And we know that the paint job needs to hold up to real life, not just look good for the walkthrough.

What to Expect: Pricing and Timeline

How We Price Rental Property Repainting

Rental property repainting services get priced differently from owner-occupied homes because the scope and expectations are different. For a standard apartment or single-family rental interior, you’re typically looking at a few thousand dollars, depending on size and condition. Exterior painting varies widely based on the structure’s size and how much prep work is needed.

Here's what affects the cost:

Contact us with details about your rental property, and we’ll give you accurate pricing based on what you’re actually dealing with.

Timeline

For a typical rental unit repaint, we can usually get in and out within 3-5 days, depending on size and scope. Smaller apartments might take 2-3 days. Larger houses or properties that need extensive prep work take longer. We understand that every day the unit sits empty is lost rental income, so we work efficiently without cutting corners.

We’ll coordinate with your schedule and your tenant’s move-out date to make this as smooth as possible. If you need us there the day after the tenant leaves, we can make that happen with enough notice.

Choosing the Right Paint Colors for Rental Properties

This comes up a lot with landlords and property managers: what colors should you actually use?

FAQs About Rental Property Repainting Services

It depends on tenant turnover and how well the space is maintained, but most rental properties need repainting every 3-5 years to stay competitive in the rental market. High-turnover properties or units with tenants who are harder on the space might need it more often. The goal is to keep the property looking fresh enough that it appeals to new renters without spending more than necessary on maintenance.

Not always. If the paint is still in good condition with just minor scuffs or marks, professional cleaning and touch-ups might be enough. But if the walls look dingy, have multiple patches, or show significant wear, a full repaint makes the space more appealing and helps you rent it faster. We can assess what your specific unit needs and give you an honest answer about whether full repainting is necessary.

Eggshell or satin finishes work well for most rental properties. They’re durable enough to wipe down when needed, they hide minor imperfections better than flat paint, and they still look good. Save flat paint for ceilings. Semi-gloss works well in kitchens and bathrooms where moisture and cleaning are more frequent concerns.
For occupied units, yes, we can coordinate with your tenant’s schedule to minimize disruption. For turnover repaints, we prefer to work when the unit is vacant so we can move faster and not worry about working around someone’s furniture and daily routine. Let us know what you’re dealing with, and we’ll figure out the best approach.
Yes. We patch holes, repair damaged drywall, fix trim, and address surface imperfections before we start painting. If there are more significant structural repairs needed, we’ll let you know what’s beyond our scope so you can bring in the right expertise, but we handle all the standard prep work that comes with painting a rental property.
