Common Factors That Affect Your Epoxy Project

Every garage is different, and a few key things will influence how we approach your floor and what the project entails.

Concrete Condition: If your slab is in rough shape with lots of spalling, deep cracks, or uneven sections, we'll need to do more repair work before coating. Newer concrete in good condition obviously requires less prep.
Size and Layout: A standard two-car garage is straightforward. Once you get into larger spaces, workshops with equipment, or garages with multiple levels, complexity goes up. More square footage, more prep, more materials.
Coating System Choice: A basic solid color epoxy costs less than a full decorative flake system with a polyaspartic topcoat. You're paying for materials, labor for the additional broadcast and seal coat, and the enhanced performance.
Surface Repairs Needed: Major crack repair, leveling compounds, or dealing with prior coatings that need removal all add to the scope. We won't know exactly what we're dealing with until we see the floor in person.
Access and Working Conditions: If we need to move a bunch of stuff out of your garage, work around built-in cabinets, or deal with a space that doesn't have great ventilation, it affects the timeline and sometimes the approach. We make it work, but it's worth mentioning upfront.

Durability You Can Actually Measure: Epoxy garage floors handle heavy traffic, chemical spills, hot tire marks from cars that have been sitting in summer sun, dropped tools, jack stands dragged across the surface, all of it. The coating is harder than the concrete underneath. Porcelain tile cracks. Garage floor paint peels. Epoxy lasts.
Chemical Resistance That Matters: Your garage sees harsh chemicals: motor oil, antifreeze, gasoline, solvents, de-icing salt tracked in during winter. Epoxy coating resists all of it. Chemical exposure that would stain or damage bare concrete does nothing to a properly installed epoxy floor.

Epoxy Coating Options: What's Right for Your Garage

Solid Color Epoxy: Clean, uniform appearance. Popular in commercial spaces and garages where you want a simple, durable floor without decorative elements. Available in multiple colors including the classic light gray.
Chip Broadcast Epoxy: Decorative chips broadcast into the base coat create texture, hide imperfections in the old floor, and add visual interest. You can go subtle or bold depending on chip color and density.
Metallic Epoxy: Creates unique, swirling patterns with a three-dimensional appearance. More expensive, but if you want your garage to look like a showroom, this is the option.
Clear Epoxy Over Stained Concrete: For clients who like the look of their existing concrete but want protection. We acid stain the concrete, then seal it with clear epoxy for durability and chemical resistance.

Common Questions About Garage Floor Epoxy

How long does the installation take?

Plan on two to three days from start to finish, though the actual work might only be one or two days, depending on your garage size. The epoxy needs time to cure between coats. We apply the base coat, let it cure (usually 12-24 hours), broadcast decorative chips if you’re doing that, then apply the clear top coat. After the final coat, you’ll need to stay off it for at least 24 hours, and we typically recommend waiting 3-5 days before parking cars on it. The epoxy kit timeline you see online that promises same-day results? That’s because they’re using inferior products that don’t last.

Will the epoxy coating peel or chip?

Not if it’s installed correctly on properly prepped concrete. The epoxy bonds chemically to the concrete surface, so it becomes part of the floor rather than just sitting on top. Peeling happens when someone skips the grinding, doesn’t clean the floor properly, or applies epoxy over old coating or sealed concrete. We see it all the time with DIY jobs. Our installs don’t peel because we do the prep work that matters.

Can you apply epoxy over my existing garage floor coating?

Usually not. If there’s old coating, paint, or sealer on the concrete, we remove it first. Epoxy needs to bond directly to the concrete for proper adhesion. Applying new epoxy over old material is just asking for failure. The exception is if your existing floor is already a properly installed epoxy system in good condition. Then we can sometimes apply a new top coat. But most of the time, we’re grinding down to bare concrete and starting fresh.

Is epoxy slippery when wet?

A high-gloss epoxy floor can be slippery when wet, similar to polished tile. That’s why we add texture where needed, either through decorative chips or by adding a slip-resistant additive to the clear coat. If your garage stays dry, it’s not an issue. If you wash cars in your garage or track in snow and ice during winter, we’ll make sure the floor has enough texture to be safe without looking rough.
